Terms and Conditions

Payment and Booking
A deposit of 50% is required to make a reservation. The deposit should be paid within 3 working days to secure the booking. A booking is only confirmed by us when we have sent you an email confirmation of your booking and received your deposit in cleared funds. The balance is required 4 weeks before the start of your stay. If the date of your stay is less than 4 weeks away, payment in full is required at the time of making a reservation. Non-payment of the balance of the rent on or before the due date is construed as cancellation. Payment is accepted by online bank transfer or cheque.

Cancellation
If you cancel a booking at least one month before the arrival date, all monies will be returned to you. If you cancel a booking less than one month before the arrival date you will lose your deposit and you may also lose the balance. The balance will only be repaid if we are able to re-let the Cottage.

Arrival and Departure Times
Arrival from 3pm and departure time before 11.00am.

Occupancy
You may not exceed the stated occupancy. The names and numbers of each party are taken at the time of booking and cannot be exceeded for legal and insurance reasons. We may refuse to allow you to occupy the property or require you to vacate it if group numbers exceed that maximum number.

Your Obligations
Please keep the Cottage and the furnishings, kitchen equipment, crockery, glasses, bedding and towels clean and in good condition.

We do not take a formal security deposit for damage but it is a condition of booking that we reserve the right to charge you for additional costs incurred due to replacement, repair, or loss.

We ask that we are notified of any breakages before departure.

Dogs to be kept downstairs and off the furniture, soft furnishings and in particular the beds.

Please leave the Cottagen clean and tidy on departure – as it was on your arrival. Cleaning materials are supplied.

Absolutely no smoking anywhere inside the Cottage.

Your Safety
Every reasonable effort has been made to indicate possible safety hazards in the property and grounds. However it is the responsibility of guests to inspect the property and grounds upon arrival and note any possible hazards, and to check the layout of the property so that in an emergency they can get out quickly and easily. Please ensure that children are adequately supervised at all times. We cannot accept liability for injury or loss of life to any person within the premises. Neither can we accept liability for loss or damage to any property or vehicle brought onto the premises.
